Bethany James, James Said: ‘Terrible area’ an ‘excellent investment’

Bethany James is the founder and chief executive of interiors retailer James Said.

Where do you live?

I recently moved to Melbourne from Perth and am renting a three-level townhouse in Armadale with my 11-year-old son.

What property do you own?

An apartment in West Perth. It was meant to be my dream space. I purchased off the plan two-and-a-half years ago and designed the entire space so it would be perfect. I settled on the apartment the same week I moved to Melbourne, so I never actually got to live in it.

What do you love about your Melbourne rental?

The kitchen’s enormous marble benches. I’ve never had a kitchen this large before. The house is also thoughtfully designed with many skylights for natural light to come through, ambient lighting and a huge home office. And it’s just a minute’s walk to High Street in Armadale. I hope to stay here a while.

How many homes have you ever lived in?

I’ve lived in 14 homes, four of which I’ve owned.

The most memorable?

I owned a home in the hills of Perth. It was 40 minutes from the city and I felt like I was on holiday whenever I was there. I loved sitting on my balcony with my morning coffee with rolling green hills in front of me. Serenity.

First foot on the property ladder?

My parents were big on advising me and my brothers and sisters about the importance of getting into the housing market. In our late teens and early 20s, it was all about saving for a deposit. I purchased my first home when I was 25. It was in a terrible area and I was always getting broken into. But it was before the property boom, so it ended up being an excellent investment when I sold it five years later.

Are you a keen or reluctant property buyer?

I am a reluctant buyer as I’ve been on the move so much. When I’m certain I will stay somewhere long term, I’ll be ready to buy again.

Bought four and sold three.

Highlights of your property journey?

Renovating – buying a home and transforming it over the years is incredibly gratifying.

The lowlights?

I hate selling homes. The open for inspections and the uncertainty while you’re waiting for a buyer are so unsettling.

Don’t buy in apartment complexes with lots of apartments. It means the sale of other apartments will dictate your valuation.

Renovating will increase the value of your home. Sometimes, but not always, but it will make it easier to sell.

Tips for homebuyers?

If you’re buying off the plan, be mindful the lead time for completion is likely to be extended.

Future property plans?

The homes here in Melbourne are so beautiful. I look forward to finding a new place to call my own.
